An independent concierge typically operates out of her home and helps clients at different addresses with tasks such as picking up dry cleaning. On the other hand, a residential concierge helps the tenants or owners within one property, such as an apartment or condo complex. She has are far-reaching duties ranging from personal assistance to front-of-house services, much like the concierge of a hotel.

Daily Tasks

Similar to a hotel concierge, a residential concierge handles the daily requests of the residents in his community, whether by phone, email or in person. He distributes mail and signs for parcels and advises residents on local restaurants, shopping and entertainment. In some cases, he arranges travel.

Community Matters

As the liaison between a property’s management and residents, a residential concierge manages parking, organizes and controls security and manages handyman services. A residential concierge takes requests for repairs and organizes and maintains grounds-keeping services to keep the community in working order and visibly pleasing to prospective tenants. It is also her responsibility to show properties to prospective tenants and welcome new tenants with gift baskets and complimentary services to produce a warm, homelike environment.

Public Relations

A residential concierge is the face of a residential community or household and the intermediary between residents and management. He is responsible for meeting and greeting prospective residents, and many have come to expect this service when joining a residential community. A concierge adds commercial appeal to a residence, thus enhancing the sales and marketing of the residence. He increases the satisfaction of residents and promotes a sense of community, in addition to alleviating the stress on management by personally dealing with residents.
